新大久保のビルの一室を、“Urban Gallery ― 都市型ギャラリー空間”というコンセプトを基に全面的にリノベーションしました。

既存の室内はレンガ調クロスやピンクの壁紙、蛍光灯照明によって老朽感が強く、全体が暗く見える状態でした。そこで、27㎡というコンパクトな間取りを最大限活かすため、床・壁・天井・建具・照明を中心にほぼ全域を改修し、滞在時の明るさと安心感を軸に空間を再構築しています。 ​

 

リビングは壁・巾木・天井をすべて白で統一し、自然光が反射して広く見えるよう光環境を調整。 蛍光灯は撤去し、グリーンの透明なペンダントライトの照明へ刷新することで、写真でも映える“ギャラリーのような明るさ”を実現しました。

家具は色と形のバランスを取り、白を基調にイエローやグリーンの差し色がアクセントとして映える構成に。宿泊時の居心地を保ちつつ、撮影時にも空間が美しく見えるよう、色と素材のトーンを細かく調整しています。 ​

 

寝室はすべて白い無地クロスに貼り替え、既存のピンク壁紙で狭く見えていた印象をリセット。 プロジェクター映像がしっかり映るよう壁面の明度を揃え、昼は自然光で明るく、夜は映像鑑賞が楽しめる二面性のある空間に整えました。寝具のカラーは清潔感を損なわず、かつ写真に映えるよう青をアクセントに加え、宿泊者が心地よく過ごせる構成になっています。 ​

 

キッチンは、既存のレイアウトを踏襲しながらも印象を大きく変えるため、壁面に鮮やかなイエローのクロスを採用し、空間全体のリズムをつくるアクセントとしました。白を基調とする周辺部とのコントラストで、都市型ギャラリーの明るさと遊び心を補強しています。

さらに、洗面まわりには赤いフレームのミラーを設置し、アートピースのような存在として配置。色の強弱を段階的に重ねることで、小さな空間でも視覚的な広がりと抜け感が生まれ、写真や映像でも 差し色が美しく拾われるキッチンに再構築しています。

窓まわりは透け感のあるスクリーンで自然光を柔らかく取り込み、照明は多色ペンダントで全体のカラーリングと連動。全体の世界観を壊さず、他空間とのつながりを感じられるギャラリー的なキッチンへと整えています。​ ​

 

全体を「都市の小さなギャラリーを巡るような滞在体験」というテーマでまとめ、清潔感・写真映え・快適性という民泊運用に必須の条件を高いレベルで満たす空間へと生まれ変わりました。新大久保という多文化エリアの特性を踏まえながら、旅行者が“東京らしさ”と“滞在の心地よさ”を同時に感じられる、視覚的にも快適性としても完成度の高い民泊として設計しています。

A unit in a building in Shin-Okubo was fully renovated based on the concept of an “Urban Gallery — a compact, gallery-like living space.”
The original interior—featuring faux-brick walls, pink wallpaper, and fluorescent lighting—created a dated and dim impression.
To make the most of the compact 27㎡ layout, the renovation focused on replacing nearly all surfaces, including flooring, walls, ceilings, fittings, and lighting, reconstructing the space around brightness and a sense of comfort during one’s stay.

The living area is unified with white walls, baseboards, and ceiling, adjusting the light environment so natural light reflects throughout the room and visually expands the space.
Fluorescent lights were removed and replaced with a green-tinted transparent pendant fixture, bringing a soft luminosity reminiscent of a small gallery.
Furniture selection was guided by balance in color and form, with white as the base and yellow and green accents providing rhythm.
The tones of materials and colors were carefully calibrated to ensure that the room feels comfortable for guests while also appearing visually appealing on camera.

The bedroom was refreshed with plain white wallpaper, resetting the constricted impression created by the previous pink walls.
The brightness of the walls was aligned so projected images would display clearly, allowing the room to function as a bright, daylight-filled space during the day and a cozy screening room at night.
Bedding incorporates blue accents—maintaining cleanliness while enhancing photo appeal—creating a pleasant environment for guests.

The kitchen retains its original layout but introduces a dramatic shift through a vivid yellow accent wall that brings rhythm and brightness to the room.
The contrast with the surrounding white surfaces reinforces the playfulness and clarity of an urban gallery.
A red-framed mirror near the wash area acts almost as an art piece, adding layered color accents that create visual openness even within a small footprint.
A sheer window screen softly diffuses natural light, while a multicolor pendant light ties the kitchen into the overall palette, forming a cohesive gallery-like atmosphere that connects seamlessly with the other rooms.

The entire renovation is unified under the theme of “a stay that feels like walking through a small urban gallery,” achieving high standards in cleanliness, visual appeal, and comfort—qualities essential for short-term accommodation.
Designed with the multicultural character of Shin-Okubo in mind, the space allows travelers to experience both a sense of “Tokyo-ness” and the ease of a well-considered stay, resulting in a visually refined and highly comfortable urban lodging experience.
